Though our loans can help you at any stage in the development process, we also offer educational programs, real estate consulting services, and pro bono and in-kind services from members of The Real Estate Council (TREC) to maximize your project’s overall value and impact.
Loans
As a U.S. Treasury-certified Community Development Financial Institution (CDFI), we focus on financing projects in Dallas and Collin counties that traditional lenders may see as too risky.
We offer three flexible loan types of commercial real estate loans to help move your project from idea to impact:
- Predevelopment loans that cover early planning and design costs before a project begins
- Acquisition loans that help secure the property or land needed to bring your vision to life
- Construction loans that help finance the building or renovation phases of a project
Each loan is available for up to $750,000 with opportunities to exceed through partner financing. We charge a simple 1 percent origination fee and offer flexible, five-year terms.

Educational Programs
We believe capital alone isn’t enough. Knowledge and relationships are just as critical.
We offer two educational programs throughout the year to help guide developers and community organizations through the development process, each offered at no cost to participants: Real Estate Bootcamp and Real Estate 101 for Nonprofits.
Held in the spring, the five-part Real Estate Bootcamp equips small businesses and emerging developers with the skills, training, and development industry contacts necessary to bring a real estate project to life. No prior real estate knowledge or prior experience is necessary to register, but our participants typically have an impactful community project in mind and attend the class seeking an eventual TREC Community Investors loan.
Each fall, we host Real Estate 101 to help nonprofit organizations navigate the complexities of buying, selling, and leasing commercial space. The five-part course features lectures, case studies, and group discussions with previous participants with experienced real estate professionals and nonprofit executives who have recently navigated major real estate decisions.
