Dallas Community Land Trust (DCLT)
We are proud to be one of the founding partners of the Dallas Community Land Trust (DCLT). Throughout our history, we have sought bold solutions to our city’s biggest problems, and there is no issue more important to the future of Dallas communities than affordable housing.
Community land trusts acquire and hold land in perpetuity, ensuring that housing remains permanently affordable, and provides stewardship and support through homeowner education, financial counseling, and long-term community engagement. By establishing a community land trust with our partners across Dallas, we can collaboratively address the critical need for affordable housing in our city and rectify historical inequities in homeownership.

Community land trusts provide a sustainable solution to housing affordability by ensuring long-term price stability and preventing displacement.
Unlike traditional homeownership models where land and homes are sold together at market rates, community land trusts retain ownership of the land while allowing individuals or families to purchase the homes built on it. This dual-ownership structure significantly reduces the upfront cost for buyers, making homeownership more accessible to low and moderate-income families.
Community land trusts can also serve as a flexible tool for holistic neighborhood stabilization and community wealth creation. The CLT framework can be used to:
Support rental housing by maintaining permanently affordable rental units
Provide commercial spaces for small businesses, local entrepreneurs, and community organizations
Develop community projects such as parks, gardens, and cultural centers that enhance neighborhood livability and foster community engagement
Promote generational wealth-building by creating long-term homeownership opportunities while offering financial education, home maintenance support, and pathways for economic mobility

About the Dallas Community Land Trust
OUR MISSION
The Dallas Community Land Trust (DCLT) is dedicated to acquiring, developing, and stewarding land in Dallas for the purpose of creating and preserving permanently affordable housing opportunities for low-to-moderate income families, in the form of single-family and multifamily housing, while helping to build and preserve equitable, inclusive, and culturally sustainable communities.
OUR OBJECTIVES
Affordable Housing
The Dallas CLT will retain ownership of land and lease it to homeowners through 99-year, renewable ground leases. Homes will be priced to ensure affordability for buyers, while capping resale prices at 80 percent of market value and restricting appreciation to maintain affordability over generations.
Affordable Rentals and Commercial Spaces
The Dallas CLT will offer below-market rentals and commercial spaces to address community needs and develop lease-purchase programs to transition renters to homeownership.
Generational Wealth Creation
Enable families to build equity to pass on to future generations, addressing the racial wealth gap.
Development Without Displacement
Prioritize neighborhood revitalization without displacing current residents, preserving the cultural and social fabric of communities.
