We support the revitalization of underserved communities in Texas through an unbeatable combination of resources — financial capital and human capital—to significantly amplify our impact. We can provide builders, developers, and nonprofits with access to loans and grants that might not otherwise be available to them. Then we dramatically expand the potential for success by offering these partners pro bono services from TREC members. By generously sharing a diverse range of skills and technical assistance, these world-class real estate professionals add tremendous value to every project.

Cornerstone Community Laundromat

The Challenge

The Forest District in South Dallas has been neglected for decades, leading to significant poverty, homelessness, and crime. For more than 15 years, this neighborhood suffered from a crumbling infrastructure and a lack of basic services, including a local laundromat.

TREC Community Investors collaborated with its partners to create a clean, safe laundry facility for use by Forest District residents.

This facility became so much more than a laundromat. It’s a neighborhood gathering place and it’s a symbol of hope for what the future can hold. We were thrilled that our partnership, professional expertise, and financial investments have really made a difference for this community.

The Challenge

Neighbors in the Forest District of South Dallas must drive to other parts of the city to find restaurants, grocery stores, and fresh food options. The lack of basic services undermines a sense of pride in the community.

The Project

TREC Community Investors launched a team effort to implement a month-long initiative that transformed a vacant lot along Martin Luther King Jr. Boulevard in the Forest District into a pop-up food park with live music, fresh healthy food, and a playground.

This was an incredibly impactful and positive event for a neighborhood that is starving for a sense of community. Our contribution, investment, and the collaborative efforts were all worth it when we saw the residents from the area coming together to support each other and their local businesses.

We-Cycle Resource Center

The Challenge

Bike Friendly South Dallas was a new nonprofit that promoted cycling for area residents as a viable form of transportation or a leisure activity. However, the organization did not have a home for its operations.

The Project

TREC Community Investors joined forces with other organizations to renovate and repurpose a 2,650-square-foot facility that became the headquarters for Bike Friendly South Dallas. It also provided Forest District residents with access to bicycles, repairs, and educational programs.

It was incredibly rewarding to know that the We-Cycle Resource Center resulted in so many employment opportunities for the people in this neighborhood. We were honored to team up and invest in a project that provided residents with access to safe, reliable transportation.

7839 Ferguson Townhomes

The Challenge

Workforce housing is described as affordable, attainable homes for middle-income individuals who often do not qualify for other housing support. Without workforce housing, essential workers like teachers, police officers, fire fighters, and food service/retail employees are not able to live close to their places of employment. Dallas is suffering from a significant shortage of workforce housing.

The Project

TREC Community Investors collaborated with a local developer (7839 Ferguson Townhomes, LLC) and provided a construction loan to help create some much-needed workforce housing. The result was 10 three-story townhomes offered for sale at a market-rate price, which increased access to quality workforce housing within the city of Dallas.

Because of our partnership with TREC Community Investors, we were able to achieve our vision of expanding workforce housing in the Dallas area. These townhomes represent meaningful, positive change for the people who perform some of our community’s most important jobs.

The Kessler School

The Challenge

The Kessler School — a private institution in Dallas for pre-K through 8th grade students — grew to an enrollment of more than 140 over a 20-year period. The school was occupying every rentable space in the Kessler Park United Methodist Church building, but continued growth was dependent on finding a larger facility.

The Project

In 2019, administrators at The Kessler School participated in Real Estate 101, an educational program sponsored by TREC Community Investors that helped them learn the fundamentals of real estate acquisition. By teaming up with Community Investors and senior lender Solender/Hall to obtain a loan, the school purchased a property in 2020 that formerly housed the Calvary Baptist Church (Oak Cliff). Less than two miles from their previous location, the new campus expanded their space nearly six-fold (from around 12,000 square feet to more than 65,000 square feet) and provided additional outdoor areas for a more robust wellness program.

Participating in Real Estate 101 not only gave us the knowledge we needed to purchase a new campus, but it also opened the door for a valuable partnership with TREC Community Investors. Their support and expertise have played an integral role in our growth, and now we look forward to serving even more students within this great community.
